It's all in the details, right? It's the little things that really help sell a house. Most sellers want to do everything they can to appeal to a wide range of homebuyers whether it's professional staging, the right photographs, proper layout or fantastic curb appeal. But it's those details and little extras that really showcase a home and show buyers that you've gone the extra mile in order to sell the property. Here are five extras that really will help sell a house.

#1. New flooring.

Now, this is not a minor detail and it can be quite expensive but new carpet, flooring, hardwoods or tile can really make a room or the entire house stand out. If buyers are looking at houses with older carpeting, stains, too many next-door scratches in the floors, broken tile or shredded linoleum, there really can a notice a home that has clean lines and new flooring. This may be the one detail your house needs to really get it sold.

#2. Clean the vents.

This is not nearly as expensive as new flooring and may not cost anything at all. You want to go through the house and clean or replace all the events including ventilation above the oven or range in the kitchen, furnace vent or filters, and floor vents. These vents can get stained, scuffed up, dusty and clogged and it's a small detail that will really show buyers you're paying attention to the little things.

#3. Pressure washing.

You want the outside to be just as spotless as the inside so pressure washing sidewalks, driveways, stairs and fences can all at a fresh sheen To Your Curb Appeal. Make sure all  bushes and shrubs are trimmed, trees are not covering or touching the house and pine needles or excessive rocks from a rock garden are swept back in place.

#4. Remove all signs of pets.

Buyers don't want to be reminded that you have pets so when you have a showing remove litter boxes, leashes and collars, water and food bowls and any cat or dog toys that might be lying around. Most buyers don't want to be reminded that there are pets in the house even if they are animal lovers themselves. Simply take these items with you during the showing or keep them hidden in the garage.

#5. Fresh interior paint.

Buyers will notice scuffs on the wall, gouges, spots where picture frames the nails have been so it's best to give your home a good coat of interior paint. If you have a wall that's pretty bright such as a red kitchen or bright green bathroom you might consider painting a more neutral tone to appeal to a wider range of buyers.
