6 Tips for Showing Your House to Potential Buyers

Listing, staging, and selling a house may seem stressful but with a little bit of research, a great real estate agent or team, and a few tips on showing the house, you can get it sold for the highest price possible in a shorter amount of time. Here are eight tips for showing your house to potential buyers.

#1. Clean.

Buyers will seek out a speck of dirt anywhere so as long as you keep it clean from top to bottom, you won't offend those clean freaks that might be wiping down mantles and bookshelves with white gloves. If need be, hire a housekeeper or maid service at least once a week while your home is on the market. Once you've accepted an offer you can cancel the service.

#2. Make sure it smells great.

Of course, the home must have visual appeal but nothing can trigger an emotion better than a scent, albeit good or bad. If you're unsure how your house smells, ask a trusted friend or the real estate agent. If there are pet odors, litter box odors, mildew or musty smells, dirty clothes, or you've recently cooked something that has left an unpleasant odor, it's time to replace or cover them up. Comforting smells like baking bread, brewing coffee, apple cider were cinnamon is a welcoming and comforting scent but make sure it's not too strong such as a heavily floral candle, wax melts, or plug-in air fresheners. Sometimes too much of a good smell is just as overpowering as a bad smell.

#3. Remove site line impairments.

Home stagers do a great job at drawing your eye to something appealing, whether it's a color, the next room, or a view. Eliminate anything in the way of that site line such as small appliances, bath products, toys, or art.

#4. Improve the traffic flow.

If you've lived in your house for several years you've probably become desensitized to what your possessions are, where they are, and what they look like. Take a minute and walk-through each room determining if the furniture arrangements add to the flow and natural comfortability of the room. If it's broken up too much or is hard to maneuver around, consider rearranging.

#5. Open windows and turn on lights.

No matter what time of the day it is or even what time of year, the homes temperature, lighting, and noise level should be just right during an open house and during showings. The temperature should not be too hot or too cold, blinds and drapes should be open to allow a lot of light in, and all lights should be on throughout the house, especially during an open house. A dark house is just not that inviting.

#6. Remove all personal items, valuables, collections, and photos.

You have no idea who will be traipsing through your house so it's important to keep all your valuables locked up and well hidden. Also, buyers don't want to be distracted by personal photos or collections so it's best to keep the decorations neutral and non-gender specific. Ask your real estate agent about what to remove and what to keep.
